Payment Discipline is Key at 7.32%

Here is the honest read: at 7.32% for a 30-year fixed, your payment math has to be tight. That does not mean you cannot buy, but it means your budget has less room for mistakes. With 137,129 active listings in Texas, some sellers may have to be more flexible than they were a couple years ago. I would pay close attention to seller credits, the loan type, and the real monthly payment you are comfortable carrying. The rate matters, but it is not the only lever.

Texas market context

The rate is only part of your Texas payment

Texas has no state personal income tax, so local schools, cities, counties, and special districts rely on property taxes. Your purchase price, local tax rate, the $140,000 Texas school homestead exemption, homeowners insurance, and HOA dues all shape your real monthly payment alongside Texas listing prices and active inventory.

What changes your rate?

Why your Texas rate may be different

Two Texas buyers can look at the same market averages and qualify for very different rates. These are the key factors that move your personalized pricing up or down.

Get your personalized Texas rate->
1

Your credit score, qualifying income, and monthly debt-to-income ratio

2

How much you put down and how much cash you keep in reserve after closing

3

The loan type (Conventional, FHA, VA, or USDA), term, discount points, and lender credits

4

Whether the Texas property is a single-family home, condo, multi-unit, primary residence, or investment

5

Texas property taxes (and whether you claim the $140,000 school homestead exemption), homeowners insurance, and HOA dues

6

When you lock your rate and how the bond market moves before closing

Mortgage options in Texas

The right rate depends on the loan type too

A 30-year fixed benchmark is a helpful starting point, but loan structure changes both your interest rate and your total monthly payment. A Texas buyer comparing a conventional conforming mortgage faces different credit score, down payment, and private mortgage insurance rules than someone applying for an FHA loan in Texas, which allows 3.5% down with a 580+ credit score and caps one-unit loans between $541,287 and $571,550 in major Texas metros for 2026.

Eligible veterans, active-duty service members, and surviving spouses should always check VA loans in Texas and the Texas Veterans Land Board (VLB) home loan program, especially since VA loans require no down payment and no monthly mortgage insurance. Buyers shopping outside dense urban cores can also review USDA loans in Texas, which offer 100% financing in eligible rural and suburban areas for households within USDA moderate-income limits.

Every Texas county uses the $832,750 baseline conforming loan limit for single-family homes in 2026. When your loan amount rises above that threshold, jumbo financing becomes part of the conversation. The smartest approach is to compare the interest rate, cash to close, mortgage insurance, and property taxes together. For a side-by-side breakdown, explore all Texas home loan options.

Down payment & closing cost help

Texas assistance programs can change the whole payment conversation

Many Texas buyers are not only shopping for a competitive interest rate—they are also solving for upfront cash to close. Statewide and local down payment assistance (DPA) programs set their own daily program rates and can pair a 30-year fixed first mortgage with 2% to 5% in assistance, and sometimes a 15% Mortgage Credit Certificate (MCC) federal tax credit.

Through the Texas Department of Housing and Community Affairs (TDHCA), first-time buyers and eligible veterans can apply with a participating lender for the My First Texas Home Program, while repeat and first-time buyers alike can explore My Choice Texas Home. The Texas State Affordable Housing Corporation (TSAHC) also runs two statewide options through participating lenders: Homes for Texas Heroes for full-time public K-12 educators, peace officers, firefighters, EMS personnel, corrections officers, nursing and allied health faculty, and veterans, and the Home Sweet Texas Home Loan Program for low- and moderate-income buyers of any profession.

Because each program has specific county income limits, credit score minimums (typically 620 to 640), and participating-lender rules, our team helps you check eligibility, compare options, and get connected. Start with our guide to 58 Texas first-time homebuyer grants and programs and run your numbers in the Texas down payment assistance calculator, or find your county on the Texas assistance map.

Mortgage rate FAQ

Texas Mortgage Rate Questions

Straight answers to common Texas mortgage-rate questions that do not depend on today's market data.

01

What is a mortgage rate?

+

A mortgage rate is the interest rate a lender charges on a home loan. It helps determine your monthly principal and interest payment, but it is not the same as APR, closing costs, or your full cash-to-close number.

02

Why is my mortgage rate different from the rate I see online?

+

Online rate pages usually show benchmarks, averages, or sample scenarios. Your actual rate depends on your credit, down payment, loan amount, loan type, property type, occupancy, points, lender credits, and when you lock.

03

Are mortgage rates the same for every Texas buyer?

+

No. Two Texas buyers can apply on the same day and receive different pricing. Credit profile, debt-to-income ratio, property details, loan program, and cash reserves can all affect the rate and available options.

04

What is the difference between interest rate and APR?

+

The interest rate is the cost of borrowing before certain fees. APR is designed to show a broader annual cost of the loan, including some finance charges. Both numbers matter, but they answer different questions.

05

What is a mortgage rate lock?

+

A rate lock is an agreement that holds a mortgage rate for a set period while your loan moves toward closing. Lock terms vary, and longer locks or lock extensions may affect pricing.

06

Can discount points lower my mortgage rate?

+

Yes. Discount points are upfront costs paid to reduce the interest rate. Whether points make sense depends on the cost, the rate reduction, how long you expect to keep the loan, and your overall cash-to-close plan.

07

How does credit score affect a mortgage rate?

+

Credit score is one of the major pricing factors lenders review. A stronger credit profile can help improve pricing, but the final rate also depends on loan type, down payment, property details, and underwriting.

08

Does a bigger down payment always mean a lower rate?

+

A larger down payment can help, but it is not the only factor. Mortgage insurance, loan program, credit score, occupancy, and available reserves can all change the final pricing and monthly payment.

09

Do FHA, VA, USDA, conventional, and jumbo loans have different rates?

+

Yes. Each loan type has its own pricing, eligibility rules, mortgage insurance or funding fee structure, and underwriting requirements. The lowest rate is not always the best overall loan fit.

10

Why do Texas housing costs matter when comparing mortgage rates?

+

In Texas, the payment is affected by more than the mortgage rate. Texas has no state income tax, but local property taxes, homeowners insurance, HOA dues, and the purchase price can materially change affordability. The homestead exemption lowers the taxable value of a home you live in.
